One of Punta Mita’s original estates. Waiting for its second act.

A house from the founding era.
When the Punta Mita peninsula was first drawn up, a handful of estate parcels were set aside on its quietest beachfront — Ranchos Estates — and a first generation of great houses rose among the palms. Villa Ranchos 4, known in its day as Casa Calandria, was one of them: a compound by Mexican architect Jaime Barba, conceived as a series of octagonal palapa pavilions linked by colonnades around a free-form pool, a freshwater lago, and a lawn that runs to the rocks and the Pacific beyond.
The estate has been quiet for some years. The palms have grown taller, the resort around it has grown grander, and the house now awaits the owner who will return it to its place on this coastline. It is offered today, through an estate-sale process, as one of the rarest things in Punta Mita: an original, full-scale beachfront estate — with the land, the frontage, and the provenance already in place.

The resort’s most storied stretch of sand.
Ranchos Estates is the most private of Punta Mita’s enclaves — roughly twenty estate villas on a low, palm-covered point between two white-sand beaches, with an unusually low ratio of houses to coastline. This is the address within the address: the beach where the resort’s most storied compounds sit, where families of consequence have holidayed discreetly for twenty years, and where peak-season villa rentals command weekly rates that rival St. Barts — because the clientele is the same.
Properties here trade infrequently, and almost never publicly. No new beachfront estate lots are being created on this peninsula. What exists is all there will ever be.
Look left. Look right.

Stand on the lawn of Villa Ranchos 4 and the future of this coastline is visible in both directions. Immediately to one side, Montage Punta Mita is rising, with the Montage Residences on the hill behind. Across the beach on the other side, Pendry Punta Mita will join Susurros del Corazón, Auberge Resorts Collection. The peninsula is already anchored by the Four Seasons Resort Punta Mita — Forbes Travel Guide Five-Star, twice MICHELIN-Keyed — by the St. Regis Punta Mita Resort, among Mexico’s most decorated luxury hotels, and by Naviva, a Four Seasons Resort, named to Condé Nast Traveler’s Gold List. Up and down the Riviera Nayarit corridor, W, Omni, One&Only and Rosewood carry the story further.
Serious capital is being invested along this shore at a pace Mexico has never seen. Villa Ranchos 4 sits at the centre of it — inside the gates, on the sand, surrounded on every side by brands that validate the address daily.
One ownership. An entire peninsula.
People do not buy in Punta Mita for a house alone. They buy 1,500 gated acres of private peninsula: 36 holes of Jack Nicklaus Signature golf, including the Pacífico course’s Tail of the Whale — a par-three played to a natural island green, unique on the planet. Five members’ beach clubs, each with its own pools, restaurants and spa cabanas. A top-ranked tennis and padel centre. A mature concierge-and-villa-staff culture that has been perfecting luxury hospitality for two decades. And on the other side of the gate, the working fishing village of Punta de Mita — taquerías, surf breaks, galleries and a genuinely Mexican everyday, three minutes by golf cart.
Ownership on the peninsula has compounded for twenty years, anchored by scarcity, brand halo, and a buyer pool that rarely lets go of what it holds.

Not a listing. A commission.
Villa Ranchos 4 is offered candidly for what it is: an estate to be restored, not a turnkey residence. The original Barba structures — the pavilions, the colonnades, the pool and grounds — are to be renewed rather than replaced, and several distinguished architects have already prepared proposals for the estate’s reimagination, available for review by serious parties.
For the right buyer, this is precisely the appeal. There are no full-scale beachfront estate lots left for sale in Punta Mita. The only way to hold acreage like this, on this beach, is to take on a great house and bring it back — with the resort’s finest architects and builders ready, and the hardest parts (the land, the frontage, the setting, the title) already assembled. What emerges will not be another new villa. It will be an original, reborn.

The full story, privately.
The private sale dossier — lot survey, floor plans, buildable envelope, resort context, and acquisition process — is available on request, along with the architectural proposals and current condition documentation.
The Lifestyle
The Best Days You’ll Have Anywhere.
Thirty-six holes of Jack Nicklaus. Seven surf breaks. Five private beach clubs. A full calendar that runs year-round.
Pacifico: The Postcard.
Bahia: The Challenge.
Two Jack Nicklaus Signature courses. Thirty-six holes across 380 acres, exclusive to owners, guests, and their invited company — no public tee times, ever. The Pacifico course is for the moments: eight holes bordering the Pacific, and a par-three island green called the Tail of the Whale — the only natural island green in the world — played from a tee box on the mainland to a green on a rock formation in the ocean, accessible only at low tide.
Jack Nicklaus called it “the best par 3 I ever designed.” Condé Nast Traveler readers named Punta Mita the #1 golf resort in the world. The Bahia course is the other conversation — narrower fairways, smaller greens, more severe slopes. Both courses are managed under Jean van de Velde, and between December and April, you can spot humpback whales from the fairway.
Waves for Everyone.
Even Your Daughter.
Seven named breaks within easy reach of the gates, each one different. El Anclote is where you start: slow, rolling, sandy-bottom waves gentle enough to put a six-year-old on a board. La Lancha is the local’s choice — a ten-minute walk through a mangrove preserve to a pristine beach with crystal-clear water, two distinct peaks, and the kind of uncrowded lineup you won’t find in Sayulita anymore.
For the experienced: La Bahia delivers hollow A-frames; El Faro is one of the longest right-hand point breaks in the world on a good day. When Pendry opens in 2027 overlooking La Lancha, surf culture will have its own five-star address inside the gates.
Five Beach Clubs.
Each One Different.
Kupuri for seclusion and the north-facing bay views. El Surf Club at La Lancha for the surf culture. Pacifico Beach Club for activity and energy. Sufi Ocean Club for the restaurant and the scene. St. Regis Sea Breeze for the service. As an owner, all five are yours — and access is managed through the HOA’s identity card system.
During peak periods, beach clubs operate with resident priority. These aren’t hotel beach clubs open to whoever books a room — they’re member facilities inside a gated community. The difference is felt immediately.
A Year-Round Reason to Be Here.
The Punta Mita Gourmet & Golf Festival is the marquee — Michelin-starred guest chefs, championship golf across both courses, wine pairings, gala dinners, and an ongoing charity tradition with American Express sponsorship. The Jazz Festival in April. The Festival of the Wind in May, drawing 400+ kiteboarding athletes to Banderas Bay.
Beyond the events: the charitable foundations — PEACE, Fundación Punta de Mita, the Hospital Foundation — are woven into the life of the surrounding villages. The “Mi Casa, Tu Causa” program auctions donated rental nights at homes worth $5M–$20M to fund a new learning campus for local students. You own property in a place with a social identity beyond its own gates.
Beyond the Beach.
Whale watching from the pier — December through April, humpback whales breach in Banderas Bay, visible from the golf course, the beach clubs, and the water. Deep-sea fishing. Snorkeling at the Marietas Islands UNESCO Biosphere Reserve. E-foiling. Kayaking. Catamaran sailing across the bay. Private yacht charters.
The Punta Mita Ocean Sports team handles the logistics — your instructor meets you at the villa. Equipment included.

Its “Tail of the Whale,” an optional, par-three 19th hole measuring 199 yards, features the only natural island green in the world. The course plays between 5,037 and 7,014 yards.
BAHIA GOLF COURSE
The newest addition to Punta Mita’s golfing achievement, this second Jack Nicklaus Signature Golf Course opened in late 2008 and is as stunning as its sister course.
