VILLA BAHÍA
Bahía Estates · Punta Mita · Riviera Nayarit · México
One house across two beachfront lots, ringed by its own infinity pool, beside the coming Montage Punta Mita
Two contiguous beachfront estate lots · ±8,750 m² combined · Beach-level great room · Wraparound infinity pool · Sandy-bottom swimming beach
Punta Mita saved some of its best sand for last. Bahía Estates is five beachfront homesites on the calm inner shore of the peninsula, set between the Ranchos Estates and the Montage Punta Mita now under construction next door. Villa Bahía answers a question no one else is positioned to ask: what would you build if you owned two of them?
The answer, drawn by one of Mexico’s maestro architects, is not a bigger version of the usual villa. It is a small private resort organized around a single idea: the great room as an island. One beach-level pavilion — living, dining for fourteen, twin sunken lounges — sits under a floating timber-lined roof, open on every side, encircled by its own infinity pool. You cross water to reach dinner. Beyond the pool, a white-sand terrace runs to the tide line, where a sunken fire circle seats ten with the surf a few steps away.
The scale is generous because the land is: roughly 8,750 square meters across the two lots, enough for the main pavilion, a second spa pool, a palm court growing out of raked sand, an open-air gym facing the ocean, and a cobbled arrival drive that passes under a canopy of native trees before the bay appears. Upstairs, a timber bridge spans the double-height void — study and library on one side, bedroom wing on the other, water below. It is a house built for three generations to spread out by day and find each other again at dusk, around the fire, on the sand they own.

The Architecture
The material palette is disciplined and local: stacked volcanic stone, planes of pale travertine, timber soffits, glass balustrades that disappear against the water. Deep roof overhangs do the air-conditioning the way Mexican coastal houses always have, so the great room needs no walls and gets none. Bougainvillea is trained along the upper balconies; royal palms rise straight through the sand courts. At night the house is lit low and warm — path lights along the boardwalks, the fire circle, the pool glowing around the pavilion like a moat of light. Nothing shouts. It doesn’t need to.
The Beach
The sand out front is the most coveted stretch in the resort, and the reason is in the water: a sandy-bottom beach with a soft, consistent wave that breaks nearly every day of the year. It is gentle enough to learn on — children push into their first rides here — and shaped well enough that good surfers keep coming back, with no rock or reef below to punish a mistake. The Montage beach club will sit immediately next door when the resort opens; the Ranchos Beach Club is a short walk along the shore today. El Surf Club, the resort’s surf-culture clubhouse above the La Lancha break, is minutes away, and Pendry Punta Mita will overlook that lineup when it opens in 2027.
The Resort
Punta Mita is a 1,500-acre, double-gated private peninsula at the northern tip of Banderas Bay, 45 minutes from Puerto Vallarta’s international airport, with 9.5 miles of private coastline, 322 sunny days a year, and ocean temperatures of 75–85°F in every season. The Four Seasons and the St. Regis anchor the peninsula today; Montage and Pendry arrive in 2027, bringing the number of five-star flags inside the gates to four — a concentration few resort communities anywhere can claim.
Ownership carries the full run of the club: two Jack Nicklaus Signature golf courses across 380 acres with no public tee times, including the Pacífico’s Tail of the Whale — the world’s only natural island green, played to a rock formation in the ocean, which Nicklaus called the best par three he ever designed. Five private beach clubs, from Kupuri’s family bays to the Sufi Ocean Club’s evening scene. Seven named surf breaks. A tennis and fitness club, the Punta Mita Ocean Sports team for whale season and the Marietas Islands, a private hospital, and a calendar that runs from the Gourmet & Golf festival to April’s jazz weekend. Humpbacks breach off the fairways from December to April.
The Logic
The buyers of Punta Mita’s estate lots have historically done well twice: once on entry, and again when the finished home is appraised against the resort’s rising comparables. The arrival of Montage — whose branded residences launched from $5 million for condominium living — resets the value of true beachfront next door. Two contiguous beachfront lots inside the gates, beside a Montage, with an architect’s finished vision in hand, is a combination that will not repeat. And the years of building are not a cost of ownership so much as its first pleasure: composing a family house with the best artisans and maestro architects in Mexico, then handing the keys to a staff that runs it while you surf.
Villa Bahía is offered as Bahía Signature Estates Lots 4 and 5 together with the complete architectural concept shown here. Renderings are of the proposed design.
