The Big Picture

The most interesting buying window in a decade

If you have been watching the Punta de Mita and Riviera Nayarit luxury market from the sidelines, here is the short version: there is more to choose from, at more realistic prices, with more negotiating room, than at any point in recent memory.

Inside the gates of the Punta Mita resort alone, there are currently close to 200 properties available — a mix of resale villas, condos, estate lots, and pre-construction residences. That is an unprecedented level of inventory for a gated resort community of this caliber. Three years ago, during the post-pandemic frenzy, desirable properties moved in days and sellers dictated terms. That dynamic has shifted. Selling times have lengthened. Price adjustments have started. Buyers who are prepared and informed have real leverage — something that was genuinely rare here between 2021 and 2024.

This is not a distressed market. Prices have not collapsed. What has happened is something more useful to a serious buyer: supply has expanded dramatically, the frenzied urgency has cooled, and the market is rewarding patience and preparation instead of punishing it.


Inventory

Where all this supply came from

The inventory expansion has two sources, and understanding both matters if you are trying to read the market correctly.

New Construction and Branded Residences

The Punta Mita resort community has entered its most ambitious development phase since the original Four Seasons and St. Regis established the peninsula as a luxury destination. Montage and Pendry have broken ground within the gates — 62 Montage Residences starting at $5 million are now selling, with Pendry Residences to follow. These join the existing Four Seasons Private Villas, and a growing collection of boutique subdivisions like Surf Residences, Kupuri & Iyari and the spectacular estates of Ranchos and La Punta.

But the bigger story is what is happening outside the original Punta Mita gates. A new generation of mega-developments has arrived along the Riviera Nayarit coast, each bringing world-class hotel brands and branded residential inventory that did not exist five years ago.

Ten years ago, a buyer considering luxury branded real estate on Mexico’s Pacific coast had exactly one choice: Four Seasons Punta Mita. Today there are more than a dozen branded options across multiple developments, with several more in the pipeline. That is a fundamental shift in the competitive landscape — and it gives buyers options, comparisons, and leverage they have never had before.

Resale Inventory

The other side of the supply picture is resale. Inside Punta Mita, approximately 100 existing properties are currently listed for sale — villas, condos, and lots across every price tier from $1.6 million to $32 million-plus. Several factors are feeding this: some owners who bought during the pandemic boom are taking profits, others are repositioning into the newer branded developments, and some are simply testing the market at aspirational prices that are now meeting resistance.

The result is a market with depth. A buyer today can compare a resale Four Seasons villa against a new Montage residence against a One&Only Private Home at Mandarina against a Ritz-Carlton Reserve residence at Nauka — across different price points, different locations, and different lifestyles. That kind of comparison shopping was not possible here even two years ago.


Pricing

What’s happening with prices

Let’s be direct. Prices in the Riviera Nayarit luxury segment are not falling off a cliff. But they are adjusting — and the adjustment is most visible in two places: properties that were listed at 2022–2023 peak pricing and have not sold, and resale condos where new construction is offering a comparable or better product at a competitive price.

Nationally, the average sale-to-asking-price ratio in Mexico is running around 96% — meaning most properties close at roughly 4% below the original ask. In the luxury coastal segment, the discount for motivated sellers can be larger, particularly where inventory has accumulated. Properties that are priced correctly from the start are still transacting. Properties that are priced at yesterday’s peak are sitting.

If you fell in love with a property in 2023 and the price felt unreachable, it may be worth another conversation. The same property in April 2026 is more likely to be negotiable — and the seller knows it.

Currency

The dollar advantage

While most luxury transactions on this coast are priced in U.S. dollars, the exchange rate still matters — for peso-denominated costs like construction, property taxes, legal fees, household staff, and daily living expenses.

The dollar has traded between 17.13 and 18.00 pesos through 2026 so far, averaging around 17.54. For context, in 2008 the rate was roughly 10–11 pesos per dollar. Your dollars buy 60–75% more peso-denominated value than they did eighteen years ago. Banxico cut its benchmark rate to 6.75% in early 2026, putting mild depreciation pressure on the peso — another gentle tailwind for dollar-holding buyers.

The practical effect: your construction costs, your closing costs, your property taxes, your staff salaries, your groceries, your restaurant bills — all of it costs meaningfully less in real terms for someone earning or holding in U.S. or Canadian dollars.


Context

February 2026 and the recovery

Any honest market overview for 2026 has to address what happened in February. On February 22, the Mexican Army, with U.S. intelligence support, eliminated CJNG leader Nemesio Oseguera Cervantes in an operation in the region. Retaliatory cartel activity followed — burning vehicles, roadblocks, and a shelter-in-place advisory for Puerto Vallarta that made international headlines. The U.S. Embassy lifted the advisory within days. Airports returned to normal operations. But the images traveled, and confidence takes longer to rebuild than roads.

The impact on real estate was real but measured. Some transactions paused. Some marketing campaigns were postponed or redirected. Short-term rental bookings softened in March. But hotel cancellations did not surge, and by early March the first cruise ship was back in Puerto Vallarta’s port carrying over 4,300 passengers — a deliberate signal from both the cruise line and the city that the destination was operating normally.

What this means for buyers: February created a temporary cooling effect that, paradoxically, benefits anyone looking to buy in 2026. Some sellers who were holding firm on pricing are now more motivated. Some developments that were marketing aggressively to U.S. buyers shifted focus to Mexican buyers for a period, reducing competition. The security situation has stabilized. The fundamentals — flight access, resort infrastructure, the branded development pipeline, the dollar’s purchasing power — have not changed.

The U.S. State Department explicitly confirms no travel restrictions for Puerto Vallarta and the Riviera Nayarit, including the Punta de Mita area, as of April 2026. Puerto Vallarta ranks eighth among Mexico’s top ten safest cities in the national ENSU survey. The gated resort communities along this coast offer an additional layer of security that is part of their fundamental value proposition.


The Landscape

More brands competing for the same buyer

This is the single most important structural change in this market and it deserves its own section. The Riviera Nayarit is no longer one resort community with two hotel brands. It is an entire luxury corridor with multiple master-planned developments, each backed by internationally recognized hospitality brands, all competing for the same pool of high-net-worth buyers.

Punta Mita’s original advantage — Four Seasons and St. Regis on a private peninsula with two Jack Nicklaus golf courses — remains formidable. The addition of Montage and Pendry within the gates strengthens the proposition further. But a buyer in 2026 can also consider One&Only Private Homes at Mandarina set against a jungle-meets-ocean landscape, or a Ritz-Carlton Reserve residence at Nauka’s 920-acre enclave with its forthcoming 250-slip marina, or a Belmond-branded property in the artistic community near Sayulita.

Each of these appeals to a slightly different sensibility. Punta Mita is the established, proven, full-amenity resort peninsula. Mandarina is the dramatic, nature-immersive alternative. Nauka is the private club model — only 400 memberships, no Airbnb, residences tied to membership. Each has its own identity, its own price tier, and its own community character.

For buyers, this competition is unambiguously good news. It means more options, more price transparency, and developers who are working harder to earn your commitment. For the first time on this coast, you are not choosing between one resort and everything else. You are comparing world-class against world-class — and that is a very different negotiating position to be in.


Looking Ahead

What to watch for the rest of 2026

Montage and Pendry sales velocity. These are the most significant new branded residential launches inside Punta Mita in over a decade. How quickly the Montage Residences absorb at $5 million-plus will set the tone for pricing expectations across the resort. Pendry Residences are expected to launch sales later this year at a slightly more accessible price point.

Nauka’s marina opening. The 250-slip deep-water marina at Nauka will be one of the few large-yacht facilities on this coast when it opens. For a certain buyer profile, marina access alone can determine where they purchase. This will reshape the competitive conversation between Punta Mita and Nauka.

Mandarina is developing a host of new homeowner amenities that for now are hush-hush, but will be in the flatlands between the Rosewood, the Mandarina Beach Club and the Polo Field.

Resale pricing discipline. The properties that sell in 2026 will be the ones priced for the market that exists, not the market that existed in 2023. Sellers who adjust early will transact. Sellers who wait will watch new construction absorb the demand they were counting on. 

Confidence recovery curve. February’s security event was short-lived but the perception lingers, particularly in the U.S. media cycle. The pace at which American buyer confidence returns — measurable in inquiry volume, site visits, and transaction closings — will be the leading indicator for the second half of the year.

Banxico and the peso. If the rate-cutting cycle continues as expected, the peso may weaken modestly further against the dollar through the year. For buyers converting from USD, this extends the purchasing power advantage on peso-denominated costs.


Bottom Line

What this means if you’re thinking about buying

The Riviera Nayarit luxury market in 2026 rewards the prepared, informed buyer. The frenzied years of 2021–2023 are behind us. In their place is a market with real depth — more inventory across more developments and more brands than this coast has ever offered — and a pricing environment that is beginning to reflect that expanded supply.

The dollar is strong. The development pipeline is extraordinary. The competition among branded resort communities is genuine and growing. And the temporary market pause created by February’s events has, if anything, created additional room for buyers who are ready to move thoughtfully rather than urgently.

None of this means you should rush. It means you should pay attention. The best buying windows do not announce themselves with a banner — they are visible only in retrospect, to the people who were watching the market closely enough to recognize them in real time.
