The Community of Punta Mita
Home to two Jack Nicklaus Signature golf courses, the Four Seasons Resort Punta Mita and St. Regis Punta Mita Resort, Punta Mita is not only a sought-after travel destination, but also a residential community that offers investors, second homeowners or retirees the opportunity to invest abroad and purchase real estate property within the master-planned development.
Punta Mita is located northwest of Puerto Vallarta, less than an hour’s drive away, at the northern tip of Banderas Bay. This award-winning low density-resort and residential community spreads across 1,500 acres on a spear-shaped peninsula surrounded by unique geographical terrain with striking beaches, lush tropical vegetation, rolling mountains, tranquil Pacific Ocean waters and views of the Marietas Islands, a national marine park with rare bird species.
Punta Mita’s community is made up of distinct neighbourhoods featuring incredible residences, from villas and casitas to townhomes and condominiums. Each neighbourhood has its own unique architecture and style, and there is the option to purchase furnished properties. Homeowners have access to a range of amenities and activities within the community, such as two Residents’ Beach Clubs, a Tennis Center with 11 courts, golf, surfing, kayaking, snorkeling, scuba diving, fishing and hiking and biking trails.
There are diverse real estate options available at Punta Mita, and buyers can choose from purchasing a homesite, hacienda, villa, townhome or condominiums. There are also fractional ownership options, and properties can be put into a rental pool managed by property management groups within Punta Mita.
The Luxurious Four Seasons and St. Regis Offer World-Class Golf, Spas and Amenities
Punta Mita offers only the best in resort living, and this is exemplified through the world-class accommodations, golf, dining, spas and amenities available at the Four Seasons and St. Regis resorts.
Since 2001, the Four Seasons in Punta Mita has been attracting guests and buyers from around the world. The resort is one of the top earners in the Four Seasons group with close to 90 per cent occupancy year round. Four Seasons has 173 guest rooms, including 32 suites, and guests have the option of renting exclusive private residences grouped on the hillside and at the shore, all boasting views of the ocean. Famed guests include Actor Robert De Niro, who stayed in one of the Private Beachfront Residence Villas, which feature four to five-bedrooms, an open courtyard, gourmet kitchen, marble bathrooms and private terraces with an infinity-edge pool and whirlpool.
The resort has four restaurants, three lounges and in-casita dining, allowing guests to enjoy a fine-dining experience in their suites. Its Apuane Spa is a place for relaxation, and guest can choose from a range of rejuvenating treatments.
The Four Seasons manages the 18-hole Pacifico Golf Course, a challenging 7,014-yard course designed by Jack Nicklaus, which was voted the number one golf course in 2006 and 2008 by readers of Condé Nast Traveler. Pacifico features eight ocean-facing holes, and its signature, par 3-island hole known, as ‘The Tail of the Whale’ is a rare jewel – a natural island green. Players can walk across a path from the mainland to the island or drive across to it with a special golf cart.
Bahia, the second course opened in 2008, and meanders through the St. Regis resort and several neighborhoods in Punta Mita. The challenging 18-hole, par 72 course features six ocean holes, undulating terrain and offers a wide range of tee boxes for the golf pro to beginner.
The St. Regis offers a variety of rooms, from Junior and Deluxe Suites, each with a private entrance and ocean or garden view to One-Bedroom Suites with private terraces, pool and Jacuzzi and Two-Bedroom Suites located in a private beachside villa. The Suite Amanecer – Presidential Suite is a 3-bedroom villa with spacious living area and kitchen.
Guests can visit the St. Regis’ 10,000-square-foot Remède Spa for a range of pampering treatments, dip into the sauna and cold plunge pools or workout in the fitness center. Other amenities include fine-dining restaurants and lounges, a children’s club and butler service.
Purchasing Real Estate Property Abroad in Mexico is Now Easier for Foreign Investors
The Mexican government revised its foreign ownership laws in 1973, which made the real estate process easier for foreign investors who wanted to purchase property in Mexico. Real estate purchases are done through a fideicomiso, a property trust, established by a Mexican bank, which serves as a trustee for foreign buyers, who as the beneficiary of the trust hold all ownership rights. The fideicomiso also allows foreign buyers to purchase and own property in Mexico’s restricted zones (close to the coastline or near international borders). All Punta Mita properties come with Title Insurance issued by Stewart Title Guaranty de México and First American.
